Home Buying Steps

Initial Chat
This is when I will get to know your needs and goals. Based on that information, we will talk about how I might assist you in realizing those goals with a plan. Sometimes, we will chat several times before it will be time to onboard and continue the process. The idea is that you should feel ready to move forward and confident about our ability to help you!

Onboarding
By this point, we have chosen to work together and start the process of preparing purchase your home. The onboarding process will consist of signing all buyer representation documents and setting you up on an MLS search so that you can begin to get to know what is available based on your search parameters.

Financing
During our initial chats, we will have talked about the different financing options that are available to you so that you can choose the best fit. Whether you will be buying cash, using traditional financing, or other creative options, we will make the decision prior to finding a property.

Search and Analyze
Similar to a traditional homebuyer, you will have access to the MLS to search for properties that fit your criteria. The big differentiator is the motive. Since this will not be for personal use, we will help you to crunch numbers to make sure that perspective properties fit the financial goals that have been set.

Offer Acceptance
When an offer is accepted, we will refer to the contract for details about getting to closing. If there is a contingency, make sure to wait until that period is over before packing up to move. We want to make sure that the home will not be going back on the market before making any moves.

Closing
Once the contingency has been removed and financing from the buyer's side has been confirmed the only thing left will be to close on the house! Sometimes sellers will "pre-sign" meaning they sign before the actual date that the home is transferring ownership. You as the seller will want to be sure to be completely moved out before closing day.
