Home Buying Steps

Initial Chat
This is when I will get to know your needs and goals. Based on that information, we will talk about how I might assist you in realizing those goals with a plan. Sometimes, we will chat several times before it will be time to onboard and continue the process. The idea is that you should feel ready to move forward and confident about our ability to help you!

Onboarding
By this point, we have chosen to work together and start the process of preparing purchase your home. The onboarding process will consist of signing all buyer representation documents and setting you up on an MLS search so that you can begin to get to know what is available based on your search parameters.

Pre-Approval
This is a very important step! We will not be able to make any offers without your pre-approval. In order to avoid missing out on the home you love. We will want to have that approval ready to go when you want to make an offer. The other important reason to have this ready is so that we can be sure to look at homes that are within your budget.

Showings
With pre-approval in hand, it's time to start shopping! Make sure to check out "showing tips" for notes on how to make the most of your search. By this point you should already have access to the MLS portal so that you can get to know your market.

Offer Acceptance
When an offer is accepted, we will refer to the contract for details about getting to closing. Once the offer has officially been accepted, we will have 48 hours to provide the earnest money payment.

Inspection Period
If there is an inspection contingency, we will make sure to have all of those items attended to, prior to the end of the contingency period. If any renegotiation needs to happen, it will take place prior to the end of the contingency period as well.

Appraisal
If your purchase is with some form of financing, you will have an appraisal scheduled after the inspection period. Here an appraiser will confirm the value of the home. This is the last step for your file to be sent for final underwriting approval.

Final Walk-Through
The final stretch! On the day of or the day before closing, we will schedule a final walk-through of your future home. This serves as an opportunity to make sure that the home is as expected prior to signing the final documents.

Closing
At closing, you will get to review all of your documentation and sign everything making the property your home! After this, you receive your keys, move-in, and you’ll what to review the closing checklist we will provide you with.
